Tender: Valuation of Agricultural, Residential, Small Commercial, and Miscellaneous properties

Summary: The Rochester Bridge Trust owns agricultural, commercial, and residential buildings and land in Kent, West Sussex, Cambridgeshire, Suffolk, Lincolnshire, and West Yorkshire. The Trust carries out a full valuation of its properties every six years, on a rolling basis. Some sites contain a mixture of landlord owned and tenant owned buildings.

The purpose of this contract is to provide the Fair Value and Market Rent of the Trust’s Agricultural, Residential, Small Commercial, and Miscellaneous properties, as at the valuation date of 31st March each year. The valuation is to be made in accordance with the Royal Chartered Institution of Chartered Surveyors (RICS) Red Book Global standards. The Trust requires draft valuation figures by 10th April each year (starting with 2027), and the full report and the final valuation by 30th April each year.

The portfolio has been divided into geographical areas, which will require valuations over a five year period (2027-2031). There is also a potential extension period for the second round of the same properties (2033-2037). Tenderers can propose sub-contracted agencies that are in a position to provide local or specialised knowledge to the successful tenderer.

Tender return date is 01/09/2026 and shortlisted tenderers will be invited to interview on 15/10/26.
